Valuation
Valuation Reports can be undertaken for a variety of purposes and will always invlove an inspection, by a Chartered Surveyor, of the property in accordance with RICS Regulations and Guidance Notes. The Market value is that as defined by he RICS and can be at a relevant date to suit your requirements.
RICS Homebuyer Survey and Valuation
The RICS Homebuyer Report is designed to apply to a majority of proeprty. The inspection and report will set out to provide property information to aid your purchase. The intention of the report is to highlight significant defects which may affect the fabric of the building or the value. The reporting format is standardised by the RICS and the inspection and report will be undertaken by a Chartered Surveyor.
The Homebuyer report, by its standardised nature, is not reccommended for particularly old, dilapidated or significantly extended or altered buildings where the Building Survey report format is more suitable. In a majority of cases the Homebuyer Report should be sufficient for purchase requirements.
The Building Survey is a more comprehensive report than the Homebuyer report and will provide a fuller picture of the building in terms of descriptive elements and the inclusion of more minor defects. Additional information regarding reccommended remedial action and supporting photographic schedule will help to give you the survey required on property which does not suit a Homebuyer Survey.
